Home & Property Inspections
I provide detailed residential and commercial building inspections to help property owners, buyers, investors, and managers make confident decisions. Every inspection I perform is guided by experience, industry standards, and a commitment to protecting your investment.
Residential Building Inspections
When inspecting homes, I follow the North Carolina Standards of Practice for licensed home inspectors. I assess all visible and accessible components of the home, including:
Roofing systems and attic spaces
Foundations, crawlspaces, and basements
HVAC, plumbing, and electrical systems
Exterior siding, windows, doors, and trim
Interior walls, ceilings, floors, and built-in features
Decks, porches, stairs, and railings

I document safety hazards, structural concerns, moisture intrusion, pest activity, and any conditions that could affect the overall integrity, safety, or functionality of the home. I also evaluate built-in appliances and home systems for basic functionality, proper installation, and any visible defects that may pose safety risks or lead to costly repairs.

I pay close attention to ventilation, water quality issues, and HVAC performance, which are all tied directly to indoor air quality and occupant health. Improperly vented appliances, mold-prone areas, backdrafting gas systems, or leaking plumbing can contribute to respiratory issues, carbon monoxide risks, or long-term structural damage.

My reports include clear photos, straightforward explanations, and honest, actionable recommendations—so clients understand not only what’s wrong, but also why it matters and what steps to consider next.
Commercial Building Inspections
For commercial properties, I customize each inspection based on the structure’s use and occupancy. I work with business owners, landlords, and property managers to identify potential issues and provide an accurate picture of the building’s condition.

Each report is built to be clear, useful, and tailored to your needs—whether you're preparing for a purchase, managing maintenance, or budgeting for renovations.
